We’ve rounded up some of the best gadgets to give and get this holiday season based on items showcased at the recent Custom Electronic Design and Installation Association conference (better known as CEDIA 2015). On view was a cornucopia of products and services for the seriously smart home of the future. Read on for a few items that could equip an investor’s ultimate single-family rental property.

The WaterCop detects leaks and shuts off the main water supply line to help prevent water damage to your rental properties. The product uses an electronic ball valve on the main water line and a network of flood sensors installed near appliances and where water is present. When a leak is detected, a wireless signal is delivered to close the WaterCop electronic valve. The Pro version offers third-party monitoring and security system integration.

Ilumi Smart LEDS

These smartphone-controlled bulbs have Bluetooth enabled connectivity. Users can connect more than 50 smart bulbs wirelessly. Is your rental currently unoccupied but you want to make it appear occupied? Use the vacation mode on the smartphone app, which prompts lights to automatically turn on and off at night randomly while the home is vacant, providing additional security.

At 4.75 inches in diameter and 2.2 inches high, this compact home security unit provides a 170-degree HD camera with unlimited cloud storage, a 90 decibel siren, a motion sensor and a smoke detector. You can add up to five additional sensors to the system. Property owners can monitor the system themselves on a smartphone app or opt into professional monitoring for a day, week or month at a time.

Platinum Tools

It’s about time someone invented a screwdriver for cramped spaces. Platinum Tools has launched a ratcheted stubby screwdriver that features seven bits with a six-position bit retention holster built directly into the handle. Simply unscrew the top cap of the screwdriver and swap bits out as needed.

The third-generation Nest Learning Thermostat hit the market this fall. It comes with a simpler, sleek new design and a larger screen that makes it easier to read. New software, Farsight, makes the thermostat automatically display the target temperature or time when it senses movement in the room and Furnace Heads-Up lets users know about possible heating problems. Nest says the thermostat saves users an average of 10 to 12 percent on heating and 15 percent on cooling bills. This is a great “green” option for rental investors who want to set their property apart from the competition. It can be integrated with the Nest Protect (smoke and CO alert system).
